Access Statement for Brooke House

Introduction

The following information is designed to help all our guests make an informed decision as to whether the accommodation that we offer will meet their specific needs.

Brooke House is a 7 bedroom guest house set in the heart of Shanklin. We aim to cater for the needs of all our visitors. The following statement is a summary of our provision. If you have any specific questions please feel free to contact us and we will endeavour to help.

Pre-Arrival

  • You can contact us by telephone, post or email (details given below)
  • We have a basic website
  • This access statement and any correspondence are available in large print
  • The local train station is only a few hundred yards away on a level pavement, although there is a fairly busy road to cross. Trains run regularly. We can provide details. The trains are electric so do not cause a noise disturbance.
  • There are several bus stops within a 5 minute walk. These are both single and double decker buses. The service is frequent. Details can be provided
  • We can provide details of local taxi firms
  • We can provide contact details for the ferry companies so that suitable facilities can be arranged for the ferry crossing to the Island
  • The local shops can be seen from the guest house and are only a couple of minutes walk. The main tourist attractions for Shanklin, namely the Old Village, Chine, Theatre and beach are all within a 10-15 minute walk. There are some fairly steep slopes to negotiate
  • Shanklin has a local “Coastal Mobility” shop from which equipment can be hired

Arrival & Car Parking Facilities

  • We have a small car park with space for a maximum of 4 cars. Space is limited
  • The car park runs on a first come first served basis. We do not reserve spaces
  • There is free parking on the road outside the guest house. During the day it can be fairly busy. In the evenings and weekends there are often spaces
  • The car park is level and is tarmac. It leads to the patio at the front of the guest house and onto the main entrance. This is a level, resin bound surface
  • We always offer assistance with luggage
  • The pathway to the main entrance from the road has one step 16cm high. This is a resin bound surface
  • To avoid the step the main entrance can always be accessed via the car park
  • There is adequate street lighting illuminating the car park. At night the porch light is on
  • There is a door bell located 140cm off the ground at the main entrance

Main Entrance & Reception

  • Hana or Steve are always available to assist and greet all guests on arrival and to give a tour of all the facilities
  • There is a 23cm step into the 170cm x 140cm porch. The door to the porch is on the right hand side meaning there is a 90 degree turn to the front door. There is another 8cm step from the porch into the house. The porch flooring is tiled. The hallway / reception is short pile carpet.
  • The porch door is 95cm in width and the front door is 95cm wide
  • The hallway is 115cm wide and 610cm long. At the end there is a writing desk which is 71cm high. This is where we ask our guests to fill in their registration form and collect their keys. However, these arrangements are flexible. All furniture can be moved
  • During the day there is adequate natural light. During the hours of darkness there is fixed lighting in the porch and hallway.
  • There is a good level of contrast to all decoration

Public Areas – General (Internal)

  • Once inside the house, immediately to the right is the guest lounge
  • At the end of the hallway is the staircase to the first floor. Staircase is 82cm wide. Each step is 18cm high and 26cm deep. There is a fixed banister to the right when ascending
  • There are 17 steps, you then double back on yourself and there are a further 3 steps
  • Staircase opens out to a large landing
  • Corridor to Rooms 4, 5 and 6 starts at 85cm and widens to 110cm
  • Corridor to Room 2 begins at 60cm and widens to 101cm
  • Other first floor rooms are off the large landing
  • All short pile carpet
  • At the bottom of the staircase there is a door to a private area. This has a bell at 130cm high which can be rung to get the attention of Hana or Steve
  • A cordless telephone can be requested. Charges are displayed in the rooms

Guest Lounge

  • Inwards opening door entry width is 83cm
  • Comprising of 4 2-seat sofas all with 52cm seat height, a large wall-mounted (height 147cm) flat screen TV with remote control and text, books, magazines, leaflets, puzzles and games, 3 coffee tables at height 50cm
  • Good size room. All furniture can be moved
  • The flooring is short pile carpet
  • The decoration demonstrates good contrasts. There is a main ceiling light and standard lamp for extra lighting. There is natural light from the large bay window
  • Central heating

Dining Room

  • The dining room is located at the end of the hallway on the left
  • Inward opening door entry width 80cm
  • Original wooden floorboards
  • Large room, all furniture can be moved to accommodate
  • Varying size tables all 78cm high with chairs (no arms) 45cm high
  • Menu is available in large print
  • Cereals, Yogurts and Juices usually self-service from a sideboard, although can be bought to the tables. Cooked breakfast, hot drinks and toast served to table
  • Evening meals served to table
  • We endeavour to cater for special dietary requirements and allergies. Please inform us at your earliest opportunity. We have a Food Allergies & Intolerances Information Guide in the dining room
  • Radio is usually played in the dining room, this can be switched off

Bedrooms

Room 1

  • Is on the first floor at the top of the staircase
  • Comprises 2 single beds which can be joined to make a super king, en-suite shower room (details below)
  • Inward opening door entry width 75cm
  • Large room with plenty of space to manoeuvre
  • Height of beds is 63cm. Access to only one side of the beds when set up as a twin. Access to both side of the bed as a super king
  • Also comprises 2 bedside tables, chest of drawers, wardrobe, dressing table (height 76cm) and stool (height 46cm), coffee table (height 30cm), refrigerator, 2-seat sofa (seat height 40cm), colour freeview TV with remote control and text, tea and coffee facilities
  • Short pile carpet

Room 2

  • Is on the first floor along the corridor starting at width 60cm widening to 101cm
  • Comprises 2 single beds which can be joined to make a super king, en-suite shower room (details below)
  • Inward opening door entry width 70cm
  • Large room with plenty of space to manoeuvre
  • Height of beds is 63cm. Access to only one side of one of the beds when set up as a twin. Access to both sides of the bed as a super king. Space around one bottom corner of bed 50cm

  • Patio area to the front of the house with 2 sets of patio furniture, each comprising 2 chairs, 1 2 seat sofa and 1 coffee table. All furniture can be moved to accommodate
  • Resin bound flooring under foot
  • Smoking allowed on the patio, away from the main entrance
  • Inside the house is 100% non-smoking

Additional Information

  • We are happy to store medicine in our fridge but access is not 24 hours. There is a shared fridge on the landing for rooms which do not have their own
